On February 13, 2019, the Fuencarral-El Pardo council approved the creation of the Arroyo del Fresno neighbourhood. The Residents’ Association proposed this. They urged the Madrid City Council to begin the process. The goal was to create this new neighbourhood. Its limits would be the two construction phases of the PAU. The neighbourhood would border the M-40 to the north. To the south, it would border Valle de Pinares Llanos street. To the east, it would border Arroyo del Monte street. Also the Real Federación Española de Golf course. To the west, it would border Avenida de Ventisquero de la Condesa. Also Plaza Torcuato Fernández-Miranda.
There’s a significant office project here. It’s called the Arroyo Building. Monthisa developed it. Estudio Allende Arquitectos designed it. The Arroyo Building is strategically located in the northwest of Madrid. It has excellent transport links. The Arroyofresno metro station on Line 7 is very close. The gross leasable area is 23,821 sqm. There are 673 parking spaces. Terraces, courtyards and green areas cover approximately 7,000 sqm. The Arroyo Building aims for LEED Platinum and WELL Gold certifications. This shows a strong commitment to sustainability. Also it shows a focus on the well-being of future users. Construction began in July 2024. It is expected to last about 30 months.
