Prepare to be amazed by One Seaport Plaza. This 35-story trophy office tower stands tall. It is located at 199 Water Street in Manhattan’s Seaport District.

One Seaport Plaza was built in 1984 by Jack Resnick & Sons. The company has been a major force in Manhattan real estate since 1928. They own and manage over 5 million square feet of commercial office space.

Notice the unique design of One Seaport Plaza. It features two distinctive granite facades. These facades suit the different environments of the historic South Street Seaport.

Step inside the expansive atrium lobby. Admire the granite finishes and original artwork by Frank Stella. Recent renovations include new glass turnstiles, a lobby desk, and new signage. There is also a tenant messenger center and WiFi.

One Seaport Plaza boasts 1,160,067 square feet of space. Floors three through twelve each have 35,454 square feet. Floors fourteen through twenty-three offer 35,995 square feet each. The upper floors, twenty-four through thirty-five, provide 36,985 square feet each. An under-floor duct system allows easy access to wiring.

Many prominent tenants call One Seaport Plaza home. These include Allied World Insurance and Cantor Fitzgerald. Guardian Life Insurance, Stripe, and WeWork are also here. The Howard Hughes Corporation and Real Chemistry also have offices here.

Each floor can support 50 pounds per square foot. Floors three through thirty-four have 11’6″ slab-to-slab ceiling heights. Floor 35 features a 22’6″ slab-to-slab ceiling height.

The elevators are modern and efficient. All passenger cabs feature destination dispatch technology. They have a 4,000-pound capacity. Modernization in 2014 brought new glass finishes. Six passenger cars serve the low-, mid-, and high-rise banks. Two freight elevators service all floors. One passenger elevator serves the parking garage.

In case of power outages, a 1,000-kW diesel generator is on the fourth floor. It provides backup power to all critical systems. Supplemental emergency generator capacity is available for tenant use.

One Seaport Plaza is designed for storm resiliency. Electric switchgear, generators, and telecommunications equipment are on the third and fourth floors. An eight-foot-high floodgate system can be deployed. This protects the loading dock, parking garage, and Front Street entrances.

Security is a priority at One Seaport Plaza. The lobby is attended 24/7. Electronic access is via turnstiles. A web-based visitor pass system is in place. CCTV cameras monitor all common areas and the exterior.

A full-service loading dock and messenger center are located on John Street. They provide direct access to freight elevators.

The building features a new central cooling plant installed in 2013. It consists of a 2,400-ton capacity cooling tower. Two 1,200-ton electric chillers provide chilled water. Heat is provided by steam. Supplemental HVAC is available 24/7.

Three 2,500-amp 460-volt bus-duct risers provide power for tenant use. Building systems are powered from separate electric risers.

One Seaport Plaza uses an Andover BMS system. EcoGenesis SmartGrid was installed in 2016. A new Class-E Fire Alarm System was installed in 2013 and the building is fully sprinklered.

Parking is available in a full-service garage with 99 spaces. There is direct elevator access to the lobby. A bicycle room offers private washrooms and a shower. Free WiFi, a courtesy mail drop, a cafe, and a newsstand are in the lobby.

One Seaport Plaza is WiredScore Platinum Certified. Multiple telecommunication providers serve the building. A Distributed Antenna System enhances cellular service.

Transportation is easily accessible. The building is a short walk from the Fulton Transit Center and the WTC Transit Hub. Water taxis, ferries, buses, and a free shuttle are nearby.

One Seaport Plaza is LEED EB: O&M-certified. It has a WELL designation and a MERV 13 building filtration system.
