MacDougal-Sullivan Gardens Historic District boasts a rich history. Its story begins in 1796 when merchant Nicholas Low acquired the land. He had a vision. He envisioned elegant homes built in the fashionable Greek Revival style. Construction began in 1844 on MacDougal Street followed by Sullivan Street in 1850.

Time marched on. The houses of MacDougal-Sullivan Gardens Historic District fell into disrepair. They became run-down. But then in 1920 William Sloane Coffin Sr stepped in. He had a plan to revitalize the area. He purchased the properties and formed the Hearth and Home Corporation. His goal was to create affordable housing for middle-class professionals transforming what had become a slum.

Coffin hired architects Francis Y Joannes and Maxwell Hyde. They meticulously renovated the buildings. They re-faced the houses in Colonial Revival style. They retained some of the original Greek Revival elements. A clever detail they removed the stoops. This created a more unified look. They also combined the rear yards. This created the delightful communal garden we see today. The playground for children was a brilliant addition.

The renovation of MacDougal-Sullivan Gardens Historic District was complete by 1921. The garden itself was finished by 1923. The homes were sold to individual owners in 1924. The MacDougal-Sullivan Gardens Association formed. It ensured the integrity of the project. Coffin’s innovative approach was influential. It inspired similar developments like Turtle Bay Gardens Historic District. MacDougal-Sullivan Gardens remains a model for urban city housing.
