The Blue Condominium, completed in 2007, isn’t just a residential tower. Designed by Bernard Tschumi, the Blue Condominium was his first residential project, and his first foray into skyscraper design. The building’s pixelated, blue facade is a direct response to the city’s zoning and setback requirements. The Blue Condominium, located at 105 Norfolk Street, offers 32 apartments and a ground-floor commercial space currently occupied by the Thierry Goldberg Gallery. Residents enjoy a third-floor roof terrace, a welcome oasis in the bustling city. Interestingly, the building is not LEED-certified, despite its modern design and sustainable interior finishes like bamboo and stone flooring. The construction process itself was a feat of engineering. The unconventional, angular shape required innovative cantilevering and curtain wall detailing. Unitized components, glazed and sealed in a factory, were shipped to the site and assembled, a modern approach to a complex design. Look closely at the curtain wall system. It’s a composition of clear and tinted blue vision glass, interspersed with opaque spandrel panels in varying shades of blue, creating a dynamic, ever-changing pattern. The Blue Condominium has been a subject of debate. Some celebrate it as a symbol of progress and architectural innovation. Others lament it as a harbinger of displacement and the erosion of the neighborhood’s historic character.
