Wouldn’t you agree that the story of Warner Center is a quintessential tale of transformation? This area began as a horse ranch owned by Harry Warner of Warner Brothers fame. It is now a bustling hub in the San Fernando Valley. Warner Center stands as a testament to ambitious planning and constant evolution.

Warner Center’s story truly began in the 1940s. Harry Warner owned vast tracts of land. He used it as a horse ranch. In 1967, his family donated 20 acres of this land. This became Warner Center Park, a green space still enjoyed today.

The year 1968 marked a turning point. Robert Allison arranged the sale of 630 acres to Aetna Life and Casualty for $30 million. Aetna envisioned long-term investment and development. They partnered with Kaiser. Allison spearheaded the early planning for Kaiser Aetna.

Initially, development focused on the Canoga Park portion. Topanga Plaza emerged first. Aerospace companies like Rocketdyne and Litton Industries followed. Their engineering facilities and headquarters added to the growing area.

With Aetna’s involvement, Warner Center’s development accelerated. Kaiser Aetna offered land for sale or lease. They also provided buildings built to the owner’s specifications. This attracted diverse developments.

Over the next two decades, Warner Center saw significant growth. Approximately 4,300 multi-family dwelling units were built. Millions of square feet of commercial and office space emerged. The Promenade Mall opened in 1973. Kaiser Permanente Hospital opened in 1986. The Warner Center Business Park and Warner Center Plaza reshaped the skyline.

Robert Voit, in partnership with Robert Allison and New England Life Insurance Company, developed key projects. These included the Warner Center Business Park and Warner Center Plaza. Ownership became fragmented in the early 1990s.

The 1990s saw a slowdown in development. The economic downturn and the 1994 Northridge earthquake put the brakes on new projects. However, the early 2000s brought renewed activity.

LNR Warner Center was built between 2001 and 2005. It added over 1.4 million square feet of office space. A surge in multifamily housing projects also occurred. Community concerns about traffic led to a restudy of the Warner Center Specific Plan in 2005.

The Warner Center 2035 Plan emerged. It emphasized mixed-use development, walkability, and sustainability. The Los Angeles City Council adopted the plan in December 2013.

The plan anticipates significant growth by 2035. This includes 14 million square feet of nonresidential building area. It also projects 20,000 new residential units and 49,000 jobs.

City Planner Ken Bernstein envisioned a more cosmopolitan Warner Center. This 21st-century vision includes 40-story skyscrapers. It encourages small retail shops and paseos to create a more intimate pedestrian experience.

In 2022, Stan Kroenke purchased The Promenade mall for $150 million. In January 2023, he acquired The Village for $325 million. These acquisitions brought his total property ownership to 100 acres. The combined property is expected to become the Los Angeles Rams’ headquarters and practice facility.

Warner Center has always aimed to relieve traffic to and from downtown Los Angeles. It also generates jobs in the San Fernando Valley. Today, the Kroenke Warner Center complex promises to revitalize the area. It blends sports, retail, and residential spaces.
